We'll take into account the merits of your home and offer a marketing plan – beginning with a pre-listing checklist (removing items to storage; repairs; staging tips) – that addresses unique qualities we want to bring out in your home. This is also a recommended time for sellers to begin disassociating themselves from their home in order to visualize it as a house on the market – appealing to the masses!

Repair or Replace?
If there are home items in need of cleaning (carpets), repair, or replacement, we'll weigh those items in terms of how they impact your pocketbook and what it will mean in terms of saving days on market. A lot of times, there are very inexpensive ways to incorporate minor improvements that will make a major difference.
Staging
I rely upon experts in the field of interior design who have an eye for accentuating and utilizing space and décor so they work in harmony, allowing your home to appeal to the masses. This is a value-added service my team offers in order to help you.
Photography
There's no substitute for quality photography and wide angle lenses when it comes to online and print marketing! Professional photography is a cost I absorb that I'm not willing to sacrifice when it comes to helping you sell your home!
Lights, Filters, Action!
Last-minute items include making sure all light bulbs are replaced and working; filters have been replaced and vents are free of dirt and dust, etc; and then you're ready to show! Looking good, and smelling good go hand in hand when preparing a home for a showing. Don't leave any doubt in a buyer's mind as to how much you have loved your home and cared for it!
